Scenic View Inn Owner Files Chapter 11 in District of Arizona

By Insights

Update (Dec. 23, 2025): A comprehensive case summary is now available for the Chapter 11 bankruptcy filing of Antelope Hospitality LLC.

Antelope Hospitality LLC, a Page, AZ-based hotel owner-operator of the 133-room Scenic View Inn and on-site restaurant, filed for Chapter 11 protection on Dec. 22 in the U.S. Bankruptcy Court for the District of Arizona.

The filing was precipitated by a drastic decline in tourism revenue in 2025 caused by regional wildfires and a drop in international travel, which led to defaults with franchise partner Choice Hotels and senior lender First Utah Bank.

Following a default notice from Choice Hotels over $187,374 in past-due fees and the suspension of reservation services, the debtor is transitioning the property from a "Quality Inn" to an independent operation and intends to reject the franchise agreement. Concurrently, First Utah Bank, which holds approximately $7.5 million in first and second lien debt, threatened acceleration after missed payments. The debtor filed to prevent foreclosure and bridge the gap to the Spring 2026 peak season, reporting $0 cash on hand at filing.

Antelope Hospitality LLC reports $1 million to $10 million in assets and $10 million to $50 million in liabilities. The filing indicates that there will be funds available for distribution to unsecured creditors. The case number is 25-12347.
